Below are news high-lights and some of the deals we've made recently. It's worth noting that not everything can be published. We respect and honor the privacy and confidentiality of our clients.

December 2010 – YEAR END PORTFOLIO OCCUPANCY – – D.B. Commercial is pleased to report that the average occupancy across our retail portfolio at year-end 2010 was 92%. Given the weakness in the economy and its continued impact on small business, this average portfolio occupancy outpaced much of the competing properties in the markets we compete in. This was accomplished through active management of the portfolio including the restructuring of leases and relocation of tenants to help keep them in business and from moving outside the portfolio.

July 2010 – RESTAURANT LEASE – D.B. Commercial secures a new 5-year lease valued at $429,000 for a 3,850 square foot restaurant in a shopping center under management in the east Los Angeles County community of Rowland Heights, California.

July 2010 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured eight existing tenant leases during the second quarter 2010. Existing tenant retention within the portfolio for expiring leases during the quarter was 73% with three expiring leases not renewing. One non-renewing lease during the quarter was a business sale in which DBC successfully negotiated a new lease with the buyer resulting in no turnover vacancy for that space. The net result was two turnover vacancy units out of eleven expiring leases for the quarter (82% occupancy retention).

April 2010 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured five existing tenant leases during the first quarter 2010.

March 2010 – SHOPPING CENTER REFINANCE - D.B. Commercial secures a new $2,960,000, 10-year permanent loan for a 22,000 square foot shopping center in trendy Sawtelle corridor in West Los Angeles, California. While financial markets were in crisis and lenders were almost non-existent, D.B. Commercial pursued multiple options and secured a favorable refinance for an existing long time client.

January 2010 – CONSTRUCTION MANAGEMENT PROJECT – D.B. Commercial secures construction management contract for remodel of 3,500 square feet of speculative office space in West Los Angeles. DBC to establish a design and construction budget for owner approval, put the project out to bid, secure various contractors (and all necessary insurances) and manage the project to completion.
