Below are news high-lights and some of the deals we've made recently. It's worth noting that not everything can be published. We respect and honor the privacy and confidentiality of our clients.

December 2013 – YEAR END PORTFOLIO OCCUPANCY – D.B. Commercial is pleased to report that the average occupancy across our retail portfolio at year-end 2013 was 91%. Small business and new tenant transactions are on the rise with small gains in occupancy and rents seen throughout much of the portfolio. Business sales are also picking up which shows signs of renewed confidence in small business buyers.

NOVEMBER 2013 - 7-11 LEASE – D.B. Commercial secures a new 5-year lease for 7-Eleven in a shopping center under management in the Northern Los Angeles County community of Santa Clarita, California.

October 2013 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured three existing tenant leases during the third quarter 2013. Existing tenant retention within the portfolio for expiring leases during the quarter was 43% with four expiring leases not renewing. Two of four non-renewing leases were business sales in which we secured new leases with the buyers and the remaining two were spaces where we re-leased the space prior to it becoming vacant resulting in no turnover vacancy for all four non-renewing leases (100% occupancy retention).

SEPTEMBER 2013 – BOOT BARN LEASE – D.B. Commercial secures a new 5-year lease valued at $820,000 for anchor tenant Boot Barn in a shopping center under management in the Northern Los Angeles County community of Santa Clarita, California.

JULY 2013 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured eleven existing tenant leases during the second quarter 2013. Tenant retention within the portfolio for expiring leases during the quarter was 79% with three expiring leases not renewing. Two of three non-renewing leases were business sales or leases in which we leased the space prior to it becoming vacant resulting in no turnover vacancy for those two non-renewing leases. The net result was one turnover vacancy unit out of fourteen expiring leases for the quarter (93% occupancy retention).

June 2013 – RESTAURANT LEASE – D.B. Commercial secures a new 5-year lease valued at $600,000 for a 5,000 square foot restaurant in a shopping center under management in the east Los Angeles County community of Rowland Heights, California.

May 2013 – 97 CENT STORE LEASE – D.B. Commercial secures a new 5-year lease valued at $822,000 for sub-anchor 97 Cents Store in a shopping center under management in the Northern Los Angeles County community of Santa Clarita, California. This lease renewal also included an expansion of the tenant into an adjacent vacancy that increased the overall occupancy of the shopping center.

April 2013 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured five existing tenant leases during the first quarter 2013. Existing tenant retention within the portfolio for expiring leases during the quarter was 50% with five expiring leases not renewing. Three of five non-renewing leases were leases in which we successfully leased the space prior to it becoming vacant resulting in no turnover vacancy for those three non-renewing leases. The net result was two turnover vacancy units out of ten expiring leases for the quarter (80% occupancy retention).

Spring 2013 – TENANT RETENTION STRATEGY – D.B. Commercial successfully implemented a strategy to reposition three tenancies within a shopping center under management through a series of tenant relocations, early lease terminations and new leases in order to retain all three tenants contemplating moves outside the shopping center due to either changing space needs or changing economic needs.

Spring 2013 – 2012 PROPERTY RECONCILIATIONS – D.B. Commercial has completed all property reconciliations within the portfolio. DBC was able to deliver all operations for calendar 2012 under budget providing tenants in the portfolio with much appreciated refunds.

March 2013 – SHOPPING CENTER REMODEL – D.B. Commercial completes the remodel of a 22,000 square foot shopping center in the trendy Sawtelle corridor of West Los Angeles California. The remodel effort included a comprehensive re-design of the building paint schemes, new concrete pads, new landscape, new common area lighting and other critical updates to ensure that the building remained one of the most sought after buildings in the market.

January 2013 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured seven (7) existing tenant leases during the fourth quarter 2012. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.
