December 2015 – YEAR END INDUSTRIAL PORTFOLIO OCCUPANCY – D.B. Commercial is pleased to report that the average occupancy across our industrial portfolio at year-end 2015 was approximately 94%.

 

December 2015 – YEAR END RETAIL PORTFOLIO OCCUPANCY – D.B. Commercial is pleased to report that the average occupancy across our retail portfolio at year-end 2015 was approximately 97%. Small business and new tenant transactions have stabilized after measured growth in 2014 and 2013. Continued improvements in the economy have allowed landlords to raise rents year over year at modest rates as occupancies have stabilized at attractive levels. For the most part, rents remain at or below pre-recession highs from 2006 but show continued growth through the election and perhaps into 2017.

 

December 2015 –RESTAURANT LEASE RENEWAL – D.B. Commercial secures a 5-year lease extension valued at $440,000 for a restaurant tenant in a mixed use center under management in the trendy Sawtelle Corridor district in West Los Angeles, California.

 

November 2015 – JUICE BAR LEASE – D.B. Commercial secures a new 5-year lease for a vacant retail space in a shopping center under management in Orange County, California. The new juice bar replaced a prior pick-up/drop-off dry cleaner as part of a re-tenanting plan to revitalize the strip center.

 

November 2015 – PROPERTY OWNERSHIP TRANSITION – After being retained by the incoming ownership group, D.B. Commercial seamlessly engineered and executed the transition of a shopping center under management from a prior ground lessee ownership group to the ground lessor group effective November 1, 2015. This asset transition involved crafting all new tenant leases, property insurance, vendor relationships and a myriad of other tasks necessary for the transfer of the improvements back into the possession of the land owner.

 

October 2015 –OFFICE LEASE RENEWAL – D.B. Commercial secures a 5-year lease extension for an over 3,000 square foot second floor office tenant in a mixed use center under management in the trendy Sawtelle Corridor district in West Los Angeles, California.

 

October 2015 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured six existing tenant leases during the third quarter 2015. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.

 

September 2015 –RESTAURANT LEASE RENEWAL – D.B. Commercial secures a 10-year lease extension valued at $940,000 for a restaurant tenant in a mixed use center under management in the trendy Sawtelle Corridor district in West Los Angeles, California.

 

July 2015 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured ten existing tenant leases during the second quarter 2015. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.

 

May 2015– PROPERTY TAX APPEAL — D.B. Commercial successfully appeals the direct assessments for Property Taxes on a Huntington Beach California shopping center under management. The resulting refunds provided substantial savings to the shopping center’s tenants and landlord alike.

May 2015 –RESTAURANT LEASE RENEWAL – D.B. Commercial secures a 5-year lease extension valued at $515,000 for a restaurant tenant in a center under management in Rowland Heights, California.

 

April 2015 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured nine existing tenant leases during the first quarter 2015. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.

 

February 2015 –UNION BANK LEASE RENEWAL – D.B. Commercial secures a 5-year lease renewal valued at over $1,000,000 for Union Bank in a shopping center under management in Orange County, California.

 

January 2015 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured four existing tenant leases during the fourth quarter 2014. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.
