January 2017 – RESTAURANT LEASE RENEWAL – D.B. Commercial secures a 5-year lease extension for restaurant tenant valued at over $400,000 in a use center under management in Huntington Beach, California.

 

January 2017 – INDUSTRIAL WAREHOUSE LEASE – D.B. Commercial secures a 4-year lease renewal on warehouse space in an industrial building within an industrial portfolio under management in Commerce, California.

 

March 2017 – NEW RESTAURANT LEASE – D.B. Commercial secures a 10-year lease with new Restaurant in connection with their purchase of an existing underperforming restaurant in a mixed-use center under management in the trendy Sawtelle Corridor district in West Los Angeles, California. The lease transaction, valued at over $1.3 million, facilitated the business sale. The new tenant is completing a full interior remodel of the restaurant which will improve the ambiance and overall appeal of the mixed-use center.

 

March 2017 – PROPERTY TAX APPEAL – D.B. Commercial successfully appeals the direct assessments for Property Taxes on a Huntington Beach California shopping center under management. The resulting refunds provided substantial savings to the shopping center’s tenants and landlord alike.

 

April 2017 – NEW CRE CONSULTING PROJECT – D.B. Commercial has been engaged as a consultant to a trustee for a mixed-use project in Redondo Beach after the building was negatively affected by threat of ADA litigation. The scope of the consulting project initially amounted to guiding the owner and property through ADA compliance measures including a CASp inspection and required corrections but has since grown to include other CRE issues the ownership is having.

April 2017 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured seven existing tenant leases during the first quarter 2017. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.

 

May 2017 – NEW RESTAURANT LEASE – D.B. Commercial secures a 5-year lease with new Restaurant in connection with their purchase of an existing underperforming restaurant in a shopping center under management in Los Angeles County, California. The lease transaction, valued at over $1 million, facilitated the business sale to bring new life to the existing premises with a fresh, popular restaurant concept which is anticipated to drive significant new customer traffic to the shopping center.

 

May 2017 – PROPERTY TAX APPEAL – D.B. Commercial successfully appeals the direct assessments for Property Taxes on a Fullerton California shopping center under management. The resulting refunds provided substantial savings to the shopping center’s tenants and landlord alike.

 

June 2017 – BUILDING SALE – D.B. Commercial was hired by a trustee for an estate to help a local family sell their 15-unit apartment building. Within 30 days of listing the property D.B. Commercial was able to elicit a full price offer and ultimately consummated the sale with this buyer.

 

July 2017 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured three existing tenant leases during the second quarter 2017. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.

 

July 2017 – NEW OFFICE LEASE – D.B. Commercial secures a new 5-year lease for a client needing office space in Cypress, California.

July 2017 – NEW OFFICE LEASE – D.B. Commercial secures a new 5-year lease for a client needing office space in Cypress, California.

 

October 2017 – QUARTERLY UPDATE ON LEASING – D.B. Commercial has re-secured seven existing tenant leases during the third quarter 2017. Existing tenant retention within the portfolio for expiring leases during the quarter was 100%.

 

November 2017 – RETAIL LEASE RENEWAL – D.B. Commercial secures a lease renewal on a 22,000 square foot retail space for a shopping center under management in Huntington Beach, California.

 

December 2017 – YEAR END RETAIL PORTFOLIO OCCUPANCY – D.B. Commercial is pleased to report that the average occupancy across our retail portfolio at year-end 2016 was approximately 97%. Continued improvements in the economy have allowed landlords to raise rents year over year, and at a faster pace in 2017 as compared to 2014, 2015 and even 2016 which was a strong year. Our expectation is that rents will continue upward into 2018 but we are growing more cautious of a correction in coming years.
